It also contains analyses that reach beyond real estate. While they focus on areas like spot gold, other precious metals, and foreign exchange, I’ve found they consistently shed light on the short-term direction of real estate prices.
Because interest in these subjects has been limited—especially at the level of detail I explore—most of this work remains secured in the vault. I continue refining it privately and may occasionally grant temporary access when there’s a compelling reason.
What’s important to stress is that these methods are not theoretical experiments—they’ve been proven repeatedly, both through back-testing and forecasting. Time and again, the models have validated themselves, and yet, oddly, I don’t see people lining up at my doorstep to take advantage of them. That disconnect surprises me, but it doesn’t diminish the value. If anything, it underscores how far ahead of the curve these ideas are.
These methods aren’t taught in any real estate school I know of. They’re the product of decades of trial, error, refinement, and persistence—tools forged in real-world markets, not classrooms.
